Colt Data Centre Services and RMZ have begun construction of Mumbai 3, a third data centre at their Navi Mumbai Campus that will deliver 64 MW upon completion. In a PR Newswire release dated 15 October 2026, the partners said the AI-ready facility is fully pre-let after signing its first hyperscale customer. The customer was not named. No completion date was given.
Ground preparation began in December 2025; construction is now underway.
JV context
Mumbai 3 sits inside Colt DCS and RMZ’s joint venture, announced in 2024, to invest US$1.7 billion in the Indian data-centre market. As part of the JV, both organisations have committed to develop 250 MW of capacity across Mumbai and Chennai. The partners said the venture has scaled within about 18 months of signing.
The Navi Mumbai Campus already hosts Mumbai 1 and Mumbai 2. The campus has potential to deliver up to 148 MW at full development; on completion, Mumbai 3 will raise the site’s operational capacity to 86 MW, the release says.
Design for AI densities
Colt DCS says Mumbai 3 is built for AI and high-density compute, with 64 MW of secured contracted power and a hybrid cooling architecture that combines traditional air cooling with direct liquid-to-chip cooling. The campus includes a 220 kV GIS substation and carrier-neutral connectivity with high-capacity fibre routes.
Pratap Mane, country head DCS India, said: “Built with AI readiness at its core, the facility incorporates advanced cooling capabilities, including liquid cooling and enhanced power infrastructure to support high-density deployments.” Deepak Chhabria, president of RMZ Digital Infrastructure, framed the campus as infrastructure for hyperscalers and neo-cloud providers to scale as needs evolve.
Sustainability and jobs — company statements
The facility is to operate using 100% renewable energy and a closed-loop cooling system enabling near-zero wastewater from cooling, the partners said. The project is expected to create more than 700 jobs across construction and operations.
Who the partners are
Colt DCS designs, builds and operates hyperscale and large-enterprise data centres; it says its global portfolio includes 15 operational sites and 12 under development across nine cities in the UK, Europe and APAC. RMZ describes itself as India’s largest privately owned real-assets platform, building and operating mixed-use and digital infrastructure across primary Indian markets. The JV pairs Colt’s data-centre operating model with RMZ’s local development and ownership experience.
Demand the partners say they are answering
The release argues that AI is pushing customers toward larger deployments, higher rack densities and greater power. Mumbai 3 is presented as a response to that shift: secured power, liquid cooling and on-campus high-voltage infrastructure so hyperscalers and neo-clouds can scale without waiting for a later campus phase. Pre-letting the whole 64 MW before vertical construction is the commercial tell — capacity was contracted before the build advanced.
Why it matters
Mumbai remains one of India’s densest AI and cloud demand hubs. TSN has covered Vertiv’s direct-to-chip claim at Capitaland CLDC Mumbai 01, Tata Power’s multi-gigawatt data-centre pipeline, liquid-cooling consolidation via 3C Datalec, and LG’s immersion-cooling MOU — all part of the same cooling-and-power race. Colt/RMZ’s fully pre-let 64 MW hall is a concrete construction start rather than another LOI.
Caveats
Hyperscale customer unnamed. No COD/completion date. Renewable and wastewater claims are company design statements. Separate from other India platform launches such as Hillhouse’s TeraNova plan.
